   1 CONDITIONS OF CONTRACT AND AREASTATEMENT CONDITION OF CONTRACT The Contract shall be “WITH MATERIAL” contract. The quoted rates shall befor Sheet Centering & Vibrator shall be used for the Roof Slab and BeamsConcreting.The mode of calculation of Built Area shall be as per the following : GROUND, FIRST AND SECOND FLOORS : Shall be calculated from outerto outer of the external walls plus 100% of the area of the roof extensions(Cantilever or other wise) measured from the outer edges of thecorresponding floor external walls including Balcony, Sitout, Staircase etc.,The total spread of the RCC pergola or Ribbed Beams (if any) shall becalculated and 60% of this area shall be considered as built up area.The Roof Area shall include plastered surface.The Building will be fully framed structureApprox. Total Roof slab on all floors 4100 Sft.In case of discrepancy in the area the exact measurement shall be calculatedimmediately after casting the respective roof slab and the difference amount(if any) shall be adjusted in the next two consecutive bills. The finalmeasurements will be calculated only after the plastering work is completed. TIME SCHEDULE AND BASIC RATESTIME SCHEDULE The time allotted for completion of the projects is 18 months calculated fromstarting of the work. The completion time shall be extended only in case of :1. Delayed payment from the Clients.2. Unfore -seen, Un-avoidable circumstances like calamity, strikes etc.,   2 BASIC RATES The following Basic Rates are assumed for the contract. CEMENT Rs. 320.00 per bag for 53 grade cement and Rs.300.00 per bagfor 43 grade cement. (Birla Super, Ultra Tech, Zuari shall only be used forfoundation, wall, slabs & beams& any 43grade cement shall be used forplastering and miscellaneous work) STEEL ………………………………… Rs. 45,000 .00 per ton.(TMT, - Indus, Bhoruka, etc., ) BRICKS ……………………………… Rs. 6.00 per each (withside of rough edge) SPECIFICATION OF MATERIAL INPUTS EARTH WORK Earth work excavation is Hard gravelly soil, with a depth of 5’0” minimum andwidth as per structural drawing. In case of Hard rock the removal cost shall beborne by the owner.The excess excavated earth will be cleared by thecontractor and in case of filling the same will be considered.NOTE : - Extra amount shall be claimed only during encounter of hard rock infoundation excavation. FOUNDATION Foundation bed of P.C.C. 1:4:8 with 40mm and downsize jelly 4” deep. S.S. Masonry Foundation in C.M.in m1:8 below Ground level, and C.M.1:6 forSuper structure & M 200 concrete for R.C.C. columns & footing wherevernecessary with 20mm & down Size jelly all W.R.T. Architectural and StructuralSpecification including Anti- terminate treatment for soil adjacent and under building plinth the foundation depth shall be 3’6” from the existing ground leveland 2’0” above existing Road level which includes the P.C.C. 1:4:8 and plinth   3 bed for 9” thick wall and 4’5” thick wall as per t he site condition. The backfilling work shall be done with the earth at site. PLINTH R.C.C. 1: 1 ½ :3 Plinth Beam 9 ” wide and 12 ” deep with 20mm and down size  jelly W.R.T. heights depicted in Architectural and Structural dawings. COLUMNS M 200 Concrete with 20mm & down size jelly. BEAMS AND LINTELS M 200 Concrete with 20mm & down size jelly. Cut Lintels shall be used for thedoors, windows and other openings with 12 ” bearing on either side of the wallonly. And R.C.C. Beams shall be used ever necessary in the roof slab. R.C.C.lofts wherever required. WALLS / SUPER STRUCTURE NOTE : At the junctions of columns & walls, chicken mesh i.e., lathe andplaster to be provided. 230 thick (9” thick) first quality table moulded bricks in C.M. 1:6 & 115 thick (4’5” thick) partition walls with First quality table moulded bricks in C.M. 1:4 with 3 ” thick lean concrete bed of 1:2:4 at an interval of every 2’6” lathe and plaster to be provided wherever required. CILL 3” thick lean concrete bed. PLASTERING NOTE : - Plastering shall include necessary grooves as per drawings & allelectrical and plumbing patch up works.Internal Ceiling  – 15mm thick plaster in C.M. 1:4 finished with lime slurry.Internal Walls - 20mm thick plaster in C.M. 1:6 finished with lime slurry.External Plaster  – 20mm thick plaster in C.M.1:6 finished with sponge. W.P.C.   4 WPC of Maddi (max. 100mm & min.25mm) using baby jelly mixture finishedwith C.M. with necessary gradient to drain of water on top of the Roof. Withnecessary water proof compound. PARAPET WALL 9” thick 1 st quality table moulded brick wall in CM 1:4 with necessary planter Boxes, grills, etc., to the height of 3’6” from roof slab level. COMPOUND WALL Compound wall is made up of 9” thick first quality. TM bricks with necessary planter boxes the compound shall be constructed on front north side of thebuilding only.HEIGHT OF COMPOUND WALL-  APPROX 5’6”.   WATER TANK 9” thick BBM Water tank with mesh & plastered with water proof chemical ,over head tank with RCC Slabs and RETAINING WALLS.Sump Tank  – 8000 ltrs. ELEVATION The quoted rates shall include all the elevation features that are depicted inthe architectural drawing and specifications. Clear height in the Ground Floor 10’& First Floor 10’ approximately in case of additional height work will be charged extra as per the market rate. FOLLOWING ARE EXCLUDED 1. All water charges and electricity charges used during the construction shallbe borne by the owner.2. If work is stopped for more than 20 days due to unavoidable reason (from owner’s side) watchman’s coolie @ Rs.100/ - per day shall be paid by theowner.3. All office and outside the building expenses shall be borne by the owner.
